FAQ

Common questions about buying and renting

Browse all properties
How do I buy an apartment in Bogotá?
Set your budget and payment method (own funds, mortgage or housing leasing), visit the properties you like and check their legal status: certificate of tradition and freedom, building-administration clearance and taxes. If you reach an agreement, a purchase promise is signed, followed by the public deed at a notary and its registration at the public registry. Consider consulting a lawyer or adviser before signing.
What documents do I need to buy?
It depends on the seller, the lender and the property. Usually: ID, income proof and statements if you finance, and for the property the certificate of tradition and freedom, the deed and the property-tax and administration clearances. Confirm the list with your notary or bank.
What documents do I need to rent?
Usually ID, employment or income proof, references and, depending on the landlord or insurer, a co-signer, guarantor or rental insurance. Each landlord sets its own requirements.
What is estrato?
A 1–6 classification that municipalities assign to homes based on physical features and surroundings. It is used to charge public utilities with subsidies or surcharges. It does not measure a property’s quality or guarantee its market value.
What does administration include?
It is the monthly fee of the condominium for shared costs such as security, cleaning, common-area and elevator maintenance, and insurance. What it covers varies by building: ask for the by-laws and the latest clearance.
How is the price per m² calculated?
Divide the property price by its area, stating whether it is built or private area. Example: COP 480,000,000 ÷ 75 m² = COP 6,400,000 per m². It helps compare properties but does not replace an appraisal.

General guidance only, not legal advice. Check current requirements with a notary, lawyer or lender.
